The volume market is where affordability pressure bites hardest. Volume builders are squeezed by labour shortages, rising material costs, and Olympic infrastructure competing for trades. Brisbane added nearly 58,000 residents in the past year alone, and dwelling completions are nowhere near keeping pace. Here’s the practical reality: bespoke architecture takes longer than most clients expect. From initial concept through to building approval and complete documentation, a well-designed custom home typically has a 12–18 month lead time before a spade goes in the ground. Clients who engage an architect now are positioned to break ground in 2027 — which is precisely when most people wish they had started sooner.
There’s a second reason to move early. Quality builders are stretched. Trades are in short supply and good contractors are selective about what they take on. A client who arrives with complete architectural documentation — drawings, specifications, approvals in hand — is a far more attractive proposition than one who’s still at the idea stage.
